I moved to Tennessee over 30 years ago, and I will tell you — it was the best decision I ever made. If you’re relocating here from out of state, you’re in for something special. But before you start browsing Zillow at midnight, there are a few things I wish someone had told me — and that I now tell every buyer who calls me from out of state.
Tennessee is bigger than you think. “Middle Tennessee” covers a lot of ground. Shelbyville, Tullahoma, and Manchester are all within 30-45 minutes of each other, but they each have a completely different feel. Shelbyville has that Walking Horse culture and small-town charm. Tullahoma is growing fast with a strong community vibe. Manchester sits right off I-24 and is perfect if you need easy interstate access. I’ll help you figure out which town actually fits your life.
Land is still available — and it’s worth it. Coming from a metro area, people are often shocked at what their budget gets them here. Acreage, outbuildings, privacy — these are realistic for everyday buyers in our market, not just the wealthy ones.
Get pre-approved before you fall in love. Our market moves. Good properties — especially rural ones — don’t sit long. Having your financing in order means you can move fast when the right place comes up.
Work with someone local. I know that sounds self-serving, but I mean it genuinely. Middle Tennessee real estate has nuances — well and septic considerations, flood zones near the Duck River, deed restrictions in horse communities — that an out-of-area agent simply won’t catch. You need boots-on-the-ground expertise.
