Find the community, property and lifestyle that feels like home.
Moving to Middle Tennessee isn't simply about finding a property that checks the right boxes. You're choosing a community, a lifestyle and a place that needs to feel like home.
I understand that personally. Tennessee has been part of my life since childhood, and I've called it home for more than three decades. Today, I help buyers navigate Middle Tennessee—from established neighborhoods and small towns to acreage, farms, mini-farms and horse properties.
For clients relocating from another state, my job starts long before we walk through the first house. I'll help you understand the different communities, narrow down where you actually want to live, identify the things that matter when buying property here, and be your boots on the ground when you can't be.
The goal isn't simply to get you to Tennessee. It's to help you find the part of Tennessee that feels right for you.
Buying from out of state can feel overwhelming. My job is to make Tennessee feel familiar before you ever pack the first box.
From small towns and established neighborhoods to rural communities and wide-open spaces, I'll help you narrow down where life in Tennessee feels right for you.
Acreage can come with questions about utilities, soil and septic, restrictions, fencing, barns, access and more. I'll help you know what to look for—and what to ask.
When you can't be here, I can. I'll preview properties, provide video walkthroughs and help you see the things listing photos don't always show.
From the offer and inspections through negotiations and closing, I'll help you navigate the process from where you are to where you want to be.
Middle Tennessee offers a little bit of everything—from growing communities with everyday conveniences to quiet small towns, rolling farmland and places where your nearest neighbor might be down the road instead of next door. The right location depends on how you want to live.
Shelbyville • Tullahoma • Manchester • Fayetteville
For buyers who want restaurants, shopping, healthcare and everyday conveniences nearby while still enjoying a smaller-town Tennessee lifestyle.
Wartrace • Bell Buckle • Bedford County • Southern Middle Tennessee
For buyers looking for more elbow room—acreage, mini-farms, horse properties, barns, pastures and a quieter pace.
Jamestown • Allardt • Oneida
For buyers drawn to larger acreage, equestrian communities, trail access and the outdoor lifestyle surrounding the Big South Fork area.

Land, Soil & Septic
A beautiful piece of land doesn't automatically mean you can build where you want. We'll look at soil areas, septic considerations, topography and how the property may actually work for your plans.
Utilities & Internet
Water, electric, natural gas and high-speed internet can vary considerably in rural areas. We'll identify what's available instead of assuming it's there.
Surveys & Property Boundaries
Fences aren't always property lines. Surveys, easements, access and recorded documents can matter just as much as what you see when you're standing on the land.
Restrictions & Property Use
We'll look for restrictions that could affect what you want to do—whether that's building a shop or barn, keeping horses or livestock, parking an RV, or simply enjoying your property your way.
Roads & Access
Public versus private roads, shared drives, road maintenance and access can all become important when you're buying outside town.
Horse & Farm Property Details
Barns, fencing, pasture, water sources, trailer access and usable acreage matter. A property being advertised as a “horse property” doesn't necessarily mean it's actually set up well for horses.
That's okay. You don't need to know exactly where you want to live before we talk. Tell me what you're looking for, what you want more of—and what you're ready to leave behind. I'll help you start narrowing it down.
