Selling your home is one of the biggest financial decisions you’ll ever make — and in my experience, the sellers who walk away happiest are the ones who did a little prep work before the sign went in the yard. Here are the five things I talk through with every single client before we go live on the market.
1. Declutter like you’re already moving. Because you are. Buyers need to picture themselves in your space, and that’s hard to do when your personality is in every corner. Box up the personal photos, clear the countertops, and give every room a little breathing room.
2. Don’t skip the small repairs. That dripping faucet, the scuffed baseboards, the door that doesn’t quite close right — buyers notice everything. Fixing the little stuff signals that the whole home has been well cared for, and it keeps buyers from using minor issues as negotiating ammunition.
3. First impressions are made before they walk through the door. Mow the lawn, pressure wash the driveway, freshen up the front door. In Middle Tennessee, we have beautiful landscapes to work with — use them. Curb appeal still sells homes.
4. Price it right from day one. Overpricing is the most common and most costly mistake sellers make. A home that sits on the market too long starts to feel like a problem property — even when it isn’t. With my PSA designation, pricing strategy is something I take seriously, and I’ll walk you through the data so you feel confident in the number we choose.
5. Professional photos are non-negotiable. Every listing I take gets professional photography, and for select properties, drone shots and video too. In a world where buyers are scrolling listings from their couch at 10pm, your photos are your first showing. They have to be great.
